  • Travel on I-65N from Nashville to Exit 98, head West (left) under I-65
  • DON'T turn right or North on Dickerson Pike. Instead, go over the overpass (which crosses over Dickerson Pike) straight and you'll be then be going South on Dickerson Pike/Highway 41.
  • Immediately turn at your next right onto Old Springfield Pike at the stoplight. You'll pass the Grand Ole RV Resort and Market on your left once you make the left turn.
  • Go about 1/4 more miles, immediately after you go under a train track bridge, continue right onto Old Springfield Pike at the Stop sign. Don't continue straight onto Lickton Pike.
  • Go about 1/4 more miles, then turn left onto Baker Road.
  • Go 0.4 miles on Baker Road coming to a bend in the road and you'll arrive at 1882 Baker Road. At that point in the road, you'll see 3 drives going off left (or South) from Baker road. Take the middle dirt driveway between the paved drive on the left and a dirt drive on the right).
  • You'll know you are on the right drive because you'll see Pine Trees on each side of the drive.
  • Our drive is 1/4 mile long. Don't turn left at the top of the hill (that goes to the neighbors). Continue on to the bottom of the hill where it dead ends.
  • The driveway is mostly gravel country road. Drive slow and you'll be ok.
  • Parking is in the roundabout at the front of the house. Entry way is through the front grand entryway.

Deck Umbrellas

Feel free to use the umbrellas on the property but you must turn the handles and collapse them each time after your use to avoid them being damaged by storms and wind when no one is outside to notice that they were left open. If they are damaged because you left them open and unattended, then you will be charged for a new umbrella.

Quiet Noise Hours

Inside noise is generally not an issue. Outside for the most part is not an issue either usually. That being said, any outside activities need to be planned between the hours of 8 am And 10 pm in relation to noise. Outside quiet hours are enforced outside of this time frame, excluding the private hot-tub patio area on the side of the house.

Also, note that our kitchen is on the other side of the door to the game room. At times you may hear our children through that door/wall - especially in the morning or at mealtimes. To keep from being woken up by that noise, please shut the door between your living area and hallway, shut your bedroom doors, and as an extra precaution we've provided a fan in your room that you can use for white noise.

If we can hear your music or noise 100 feet away in our bedroom, then it is too loud and we will ask you to lower the volume and/or cut down the bass.

Violations of this policy could result in the loss of any security deposit you have with us and may result in us asking your group to leave at the time of the violation.

Noise From Ceiling Devices

We have White Noise Generator Devices in some of the Room Ceilings to help you have a better experience. If the devices are bothering you and you’d rather have 1 or more of them turned off, please just send us a message and we’ll turn them off for you.

Maximum Occupancy

This 4-bedroom villa sleeps 10 guests comfortably in beds (including the sleeper sofa).

We allow up to 14 overnight guests total with prior approval, and we charge $25 per person per night for each guest over 10, up to the 14-guest maximum.

Any event or gathering where more than 10 people are on the property (inside or out, day or night) requires our prior approval and may fall under our Large Event Policy (please reach out to us before your check-in if this is the case – we do allow large events with prior approval).

We monitor occupancy with several exterior video devices around the property (no cameras inside the home).

Violations of this policy may result in loss of your security deposit and/or us asking your group to leave at the time of the violation.

Trash

For most short stays (less than 3 days) trash doesn't accumulate too much before check-out so don't worry about taking it out to the trash cans.

Please note that we have limited trash service so we ask that you separate out cardboard, paper, and burnable items (not plastic). There should be a burnable trash receptacle in your villa.

For all stays, we take care of the trash when we clean, after you've checked out. If your trash is getting out of hand before your check-out, or you just want to dump it, please note that non-burnable trash can be put in the trash cans in the NorthEast corner of the main building structure - east side of the garage.

Please do not put the trash into the two cans in such a way that the lids will not close, as this encourages critters to get into it, and the next morning your trash will be all over the property.

Please place burnable trash into one of the two long beige rectangular plastic bins that are against the house adjacent to the garage parking area in the back.

Trash pickup is on Mondays in the morning.

Please do not leave bagged trash or loose food outside overnight anywhere other than in the closed cans or burn bins, as wildlife will get into it.

We recommend Kroger and googling or using a gps/map function on your smart phone to get there.

Check-Out

Be aware that on the last day of your stay that check out is no later than 11 am.

This gives our cleaning personnel just enough time to properly prepare the villa for the next guest's stay, as they arrive at 4 pm.

Please note our check-out instructions below:

1. Place dishes in dishwasher.
2. Please leave beds, including comforter and shams, as they are from your use. Place towels in a pile.
3. Check to make sure you packed all your things.
4. If you opened any windows please close them.
5. If applicable, turn off fireplace (but do not turn off the pilot light).
6. If you re-arranged anything, please put it back.
7. Trash: See the Trash section above on this page for full instructions.
8. No thermostat adjustments are needed — we manage all heating and cooling remotely.
9. Turn off the lights.
10. Sign the guest book.
11. Close the outside door and verify that the door is locked.
12. Tell us that you are leaving or have left the property by using the button below through the guest app "Schedule Checkout" buttons.
13. Be sure to leave us a review and feedback.

Hot Tub and Pool

POOL:

  • Observe safety and rule signs around the pool.
  • No children should be in the pool unsupervised.
  • Remove the ladder from the pool after you use it.
  • The pool is a family pool and not private.
  • To coordinate for use of the family pool during your stay (during pool season) please text 615-487-0517 for times desired.

HOT TUB:

  • Your hot tub is the 4-seater one on the side of the house. Please refrain from using the hot tub on the back deck.
  • Be sure to watch the welcome video on how to use this. If you have questions be sure to ask the host about how to open and close the hot tub cover so that it doesn't break. See here: https://youtu.be/Ptz1wqm6kQs.
  • Our housekeepers drain (when needed), sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening.
  • DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.
  • No children under the age of 12 are permitted in hot tubs at any time without adult supervision.
  • No children under the age of 2 should be in the hot tub.
  • Use at your own risk. When using the hot tub, remember there is a certain health risk associated with this facility. It is not recommended that you spend more than 15 minutes at a time within the hot tub.
  • Ensure you are clean before entering to minimize the debris that gets into the tub.
  • Remember when not using the hot tub, leave covers on so the hot tub will stay warm. Once you are finished with the hot tub please ensure the light is turned off (if you turned it on), turn the heat all the way up to 104 degrees, and ensure the covers are placed as you found them originally so that the heat doesn't escape. You may be fined $20 if the hot tub cover is found left open for more than 2 hours.
  • Let us know if the water is low or if there are any other issues.

Smoking

SMOKING is NOT allowed anywhere inside the property!

If you do smoke outside, please smoke in the designated area. To get to that area, go out of the front door and walk West all the way to the fence line. Then turn left (South) and walk over the creek. Then go left (East) again and you will see a fire pit area. This is the designated smoking area. You can put any cigarette remains in the fire pit.

No smoking in the house, on deck or near the house. Our kids have asthma and can’t have the smoke smell wafting around the property, especially to the back part of the property where they play. Respect us and our guests desire to not smell smoke on the property.

This home uses a WYND Smoke / Vape Detection Subscription system that monitors for cigarette, cigar, and vape aerosols. These devices do not record audio or video; they only detect smoke/vape in the air so we can verify any violations.

Violations of this policy will result in a minimum charge of at least $150 being applied to your bill.

Essential Oil HVAC Scenting

We run a light essential-oil scent through the HVAC, typically between 3–5 pm, to help the villa smell fresh and inviting. If anyone in your group is sensitive to fragrances or has respiratory concerns, let us know and we can turn it off during your stay.

Emergency

To get a hold of us after hours (after we have already gone to bed, if we are onsite), you can ring the doorbell and it is more likely that we will hear that doorbell chime versus see or hear anything on our phones. Keep trying that until you get us.

Front Entry Door

You will be given access/unlock instructions through email on the day of your arrival. To unlock the door use the 4 digit access numbers you are given (being sure to hear a beep after each button push) plus the “check mark” (front door) or # button (back door) to unlock the door. You can re-lock the door from the inside. Re-lock from the outside by pushing the Lock button (front door) or Lockstate button (back door).

For your comfort and to help keep bugs out and HVAC in, the front door has an audible alert that will sound if it is left open for more than about 5 minutes.

About Hosts

My wife and I were married in 2012 when we bought this property, we have 4 children - two adopted.

I'm a software architect and own a pest control company, and my wife is a pediatric nurse practitioner.

Our father and mother-in-law (Roger and Bette) are retired dairy farmers who live in the small house next to our house. They handle all the cleaning and maintenance issues. They may greet you when you arrive.

We love to minister to people and share what God has blessed us with.

We have several dogs and cats, several chickens, and we board some horses.

Game Room

The game rooms are on the main level of the house and are technically a shared space with our family; however, during guest stays we rarely use them. In most cases, you’ll have the game room to yourselves.

There is a lockable door between your villa and the rest of the house — you may lock it from your side for privacy and peace of mind.

Bugs

If you notice bugs (stink bugs or lady bugs), please let us know and we'll come over and vacuum them up.

About twice a year they invade the place and you'll likely see them.

Fireplace (inside or outside)

Fire Pit:

You have use of a wood fire pit on the concrete patio on the creek side of the house.
We have bundles of wood for sale for $8 and firestarter for $2.
Just message us and we'll get it for you and charge your account.
There is a lighter provided for you on top of your refrigerator.

Fireplace:

The fireplace downstairs is a non-vented propane gas log fired firebox.
Please do not throw any paper or other combustible materials in the fireplace.
Fireplaces are turned off during the summer months; they are not operational during this time of the year.
In the winter months please get instructions from host before using.
Note that there is a fire extinguisher next to the fireplace in the hall closet in case of an emergency.

Grilling

The gas grill is provided for your convenience on the side patio area.

Please approach us for help with that if you would like to use it.

You have to manually light it with a lighter that should be on top of your refrigerator in your villa.

Please shut the gas valve off on the propane gas grills when finished.

Parking

Parking is in the roundabout drive in the front.

You are allocated to no more than 4 cars on the property at any given time without prior approval.

All visitors/non-overnight guests need to leave by 10 pm, without prior approval.

Do not park in the back as that is reserved for the other villa.

Do not park on the grass please.

Pets

Drive slowly as our little pets may get under your tires.

Owners’ pets wander about the property. They are harmless friendly dogs but may appear bigger than their bark. They have not been known to ever bite anyone. Please do not feed the pets. We live in the country and animals are all over the place. If our pets are bothering you please let us know.

You may see cows wandering the property - that is normal.

Pets must be crated and not allowed to roam free inside the villa (unless you get special permission from us) - mainly due to hair shedding and clean-up. Pets are only allowed in the sunroom or other bathroom areas and are not allowed in the rest of the villa - i.e. living room, bedrooms, or carpeted areas. If you leave please crate the pet in the designated area. See additional Pet addendum in the contract.

Walking/hiking

Please enjoy walking around our property within the clearly marked guest areas. For everyone’s safety and to respect our neighbors, please read these guidelines carefully.

Boundaries & Restricted Areas:

Guests agree not to enter or approach any neighboring or adjoining campsites, RV pads, barns, workshops, wooded areas, or other private zones of the property that are not specifically designated as part of the 4-Bedroom Villa or its shared amenities (pool, volleyball area, fire pit, etc.).

The property at 1882 Baker Road borders neighboring private land (owned by the Lance family and others) that is not part of this rental. All boundaries are clearly marked with “No Trespassing” signs and shown on the digital guest map provided in your Guest App and manual.

Guests must not enter, hike, or allow pets or children to cross beyond posted boundary markers, fences, or signage — including the wooded areas or hilltop pastures behind the home.

This policy protects your safety and maintains good neighbor relations. Any crossing onto neighboring land may be reported by adjoining owners and can result in termination of stay without refund and/or security-deposit deductions.

If you are uncertain where property limits are located, please refer to the guest app map or contact your host before exploring. Walking, biking, or photography should remain within marked guest zones only (villa, driveway, pool, volleyball, hiking trail and fire-pit areas).

  • Nashville Shores - Closest water park to us, pretty nice, but a little overpriced for what they have
  • Arrington Vineyards - Wine tasting, beautiful views, picnic area
  • Adventureworks zip lining - about 45 mins away from us, west side of Nashville, but lots of fun, 9-course zip line
  • Sky High - Indoor trampoline place. It’s huge and lots of fun! On Wednesday 2nd hr is $3.
  • Nashville Zoo - Great zoo! And they have an awesome playground for kids!
  • Old hickory Lake Park - swimming, sandy beach, picnic, boating; about 20 mins from us.
  • Opryland Hotel - Have to see! 4 indoor gardens, great food, beautiful hotel, even more so at Christmas!
  • Opry Mills Mall - BIG mall, fun stores, IMAX theater, Rainforest Cafe.
  • The Grand Ole Opry - if you come to Nashville, you have to see a show at the Grand Ole Opry!
  • Radnor lake state natural area - Lake, hiking, viewing wildlife, canoeing, picnicking, 30 mins away.
  • Centennial Park downtown Nashville - beautiful park, great for walking, picnicking, see the Parthenon
  • Fontanel Mansion - Close to us, ~ 15 mins. Mansion built by Barbara Mandrell. Get a tour, eat, zip lines, car shows, etc.
  • Music Row, Downtown Nashville - on Broadway street, always something going on, live music 24hrs/day, lots of food, touristy, souvenirs
  • The General Jackson Showboat - 4hr cruise on the TN river. Live show while you eat dinner.

Guest iPad

There is a dedicated guest iPad in the living room, set up in Guided Access mode so it can only be used for guest tools (not general web browsing).

Kitchen

Upstairs has a kitchen that includes full stove, sink, full fridge, microwave, dishwasher.

Laundry

A washer/drier is provided for your use in the game room downstairs.

Safety

In case of tornado there is a tornado shelter on the North side of the property by the old 4 car garage that has been made into a house.

House Rules

  • Please avoid parking on the grass.
  • Please help us conserve energy by turning off the lights when you are not at the villa.
  • Never leave a window or an outside door open so that we can conserve energy. You may incur a fine for leaving a window or door open.
  • People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
  • All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.
  • The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.
  • By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
  • Keep the property and all furnishings in good order and put stuff back where you originally found it upon check-out when you leave.
  • Only use appliances for their intended uses.
  • Please do not sleep on top of the comforter on the beds. If you sleep on the bed please sleep between the sheets.
  • Septic: The villa is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clogged the septic system, you could be charged damages of up $200.
  • Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
  • If you stay for longer than 7 days please let us know and we’ll provide you a change of linens and towels.

Bed Bug Policy

We have never found evidence of bed bugs; however, we want to be proactive about it so that we never have them.

With that in mind, know that we do have a bed bug policy and regular preventative maintenance program that includes dog inspection, chemical spray, and sealed mattresses, box springs and pillows.

Realize that bites may come from chiggers, or other pests.

Also note that bed bugs typically do not bite on areas where you are covered with clothing while sleeping.

We wash all linens and bed covers each time and dry with high heat to kill any pest that may be living there.

We treat your bed as if it were our own. If you suspect a bed bug problem, keep any evidence of them and notify us immediately.

Thermostat

Our home uses a split-zone HVAC system that we manage centrally to keep the house balanced and comfortable.

Guests are not able to change the thermostat settings directly.

If you feel too warm or too cool at any time, please text or call 615.266.6002 and we will adjust the temperature for you remotely as quickly as possible.

Cancellation Policy

  • OUR FLEXIBLE GUEST FRIENDLY POLICY: We like to try and accommodate changing schedules and work with our guests. So what we typically like to do in the case of a cancellation request, when request is at least 30 days out, is refund 50%, and then make your dates available. In the case of less than 30 days out, you can cancel, and we can still make your dates available, just not issue the 50% up front refund. Then if we are able to book your dates with another guest, we can issue you the difference minus the credit card booking (4%) and chargeback processing (4%) fees, loss of rent due to replacement booking (if there is any loss and no credit if there is a gain in rent), and a one-time $50 cancellation charge. Being that our place is so popular, and if the cancellation request is far enough out, it is usually not an issue to re-book your dates to someone else.

Below is our stand alone policy:

  • CANCELLATION POLICY stand alone:
    • Strict: 50% refund up until 30 days prior to arrival.
    • For a 50% refund, cancellation must be made 30 full days prior to listing's local check in time. If the guest cancels less than 30 days in advance, the nights not spent are not refunded. If the guest arrives and decides to leave early, the nights not spent are not refunded.
  • HOLD OR DATE CHANGE:
    • This option only applies to reservations that are 30 days or more out from the date of your request to hold or change. For this option, we would agree to cancel your reservation, refund the taxes, cleaning fee and insurance (if there is any insurance on it) and hold the difference as credit for you to use in the future to book at our place. If we do this, we just need to both agree up front that we are holding what you paid in credit for a future booking, and ideally, up front, go ahead and book your new future date, if possible or known. You'll need to pay a $50 hold/change fee and a 4% credit card processing fee for the new refunds and charges. You would also have to understand and agree that whatever dates you pick in the future, that you’ll accept the current rates, if higher. So on the new reservation, you'd be charged whatever rate you were at on your original reservation, or the new rate, whichever is higher. Rates change all the time on a daily basis, based on time of year, occupancy, and how close or far out the dates are, through an automatic rate management system.
